Larger buildings · Scotland

Over 1,000 m²? We prepare your Section 63 Action Plan.

Section 63 Action Plans

If you are selling or newly letting a non-domestic building of more than 1,000 m², Section 63 of the Climate Change (Scotland) Act 2009 can apply alongside the EPC. It calls for an Action Plan that sets out cost-effective measures to improve the building’s energy and carbon performance, unless the building already meets 2002 building standards.

We prepare that Action Plan for you. Our team includes a registered Section 63 Advisor, so the assessor who produces your EPC can produce the Action Plan too and agree a practical package of measures with you. From there you can carry the measures out, or defer them by reporting your building’s energy use each year.

Common questions

Commercial EPCs in Edinburgh, in plain English.

Do I need a commercial EPC in Edinburgh?

Yes. A valid non-domestic EPC is required whenever a commercial building is constructed, sold or leased in Scotland, and it must be available to prospective buyers and tenants. A commercial EPC is valid for ten years and can be reused for any number of sales or lettings within that period.

Which register will my EPC be on?

Scotland has its own register, separate from England, Wales and Northern Ireland. Your EPC is lodged on the Scottish EPC Register, which is public and free to search. We handle the lodgement and send you the certificate and recommendation report.

How quickly can you survey a building, and what does it cost?

For most straightforward buildings we can book a survey within days and lodge shortly after. The price is fixed against the building type and floor area, not your postcode, so tell us those two things and we’ll send a clear price and the earliest slot.

Can you survey Edinburgh’s World Heritage and listed buildings?

Yes. The Old and New Town’s listed and conservation-area commercial buildings need someone who understands their fabric; we handle these complex cases routinely. A listed building is not automatically exempt from needing an EPC.
