An EPC rates a building from A (most efficient) to G. Under the Minimum Energy Efficiency Standards, it is unlawful to grant or continue most commercial lettings below an E, and the government has signalled the minimum will rise. Knowing your rating early is how you avoid a scramble.
Below E is unlettable. F and G rated commercial space cannot be let without a registered exemption.

Do I legally need a commercial EPC?
A valid non-domestic EPC is required whenever a commercial building is built, sold or let. It must be made available to prospective buyers or tenants, and to lawfully grant or continue most lettings the building must be at least an E under MEES.
How long is an EPC valid?
A commercial EPC is valid for ten years. If a valid certificate already exists for the building you usually do not need a new one until it expires, unless the building changes materially.
What is MEES?
The Minimum Energy Efficiency Standards make it unlawful to grant or continue most commercial lettings where the building is rated below E, unless a valid exemption is registered. Government policy points toward the minimum rising over time.
