Two questions tell you if an EPC is required.

A valid non-domestic EPC is required whenever a commercial building is built, sold or let, and it must be at least an E to lawfully grant or continue most leases. Certificates last ten years.

Ratings & MEES

A to G, and the line you can't let below.

An EPC rates a building from A (most efficient) to G. Under the Minimum Energy Efficiency Standards, it is unlawful to grant or continue most commercial lettings below an E, and the government has signalled the minimum will rise. Knowing your rating early is how you avoid a scramble.

Below E is unlettable. F and G rated commercial space cannot be let without a registered exemption.

02

The bar is rising. Government policy points toward higher minimum ratings, so an E today may not be enough tomorrow. Plan ahead with an EPC roadmap →

03

Value and lettability. A better rating widens your tenant pool and protects the asset's value.

The cost of getting it wrong

No EPC, or a non-compliant one, carries real penalties.

Trading standards can fine you for marketing or letting a property without a valid EPC, and MEES breaches are penalised on rateable value. It is a risk that is simple, and cheap, to close.

Common questions

Commercial EPCs, in plain English.

Do I legally need a commercial EPC?

A valid non-domestic EPC is required whenever a commercial building is built, sold or let. It must be made available to prospective buyers or tenants, and to lawfully grant or continue most lettings the building must be at least an E under MEES.

How long is an EPC valid?

A commercial EPC is valid for ten years. If a valid certificate already exists for the building you usually do not need a new one until it expires, unless the building changes materially.

What is MEES?

The Minimum Energy Efficiency Standards make it unlawful to grant or continue most commercial lettings where the building is rated below E, unless a valid exemption is registered. Government policy points toward the minimum rising over time.

How fast can you turn one around?

For most straightforward buildings we can book a survey within days and lodge the certificate shortly after. Tell us your deadline in the quote form and we will prioritise the survey to keep your transaction moving.

What does it cost?

A commercial EPC is priced against the building type and floor area, which is why we can give you a fixed price up front once you tell us those two things. No day-rate creep, no surprises. Request a quote and we will send a price and the earliest survey slot.
